Kitchen & Bath Fixtures
Toilet Repair
Refresh of the internal tank components — fill valve, flapper, and flush handle. If your shutoff valves need replacing too, I add those at the same visit.
Faucet Replacement
Standard kitchen or bathroom faucet swap, surface-mount only. Bring me the faucet and I'll have the old one out and the new one in clean.
Shutoff Valve Replacement
Per-valve swap of an old or seized shutoff valve under a sink or toilet. Bundles well with a faucet or toilet job so nothing leaks after I leave.
Garbage Disposal Replacement
Direct swap of your existing under-sink unit with a matching model you supply. No in-wall pipe alterations.
Caulking
Strip the worn or cracked silicone, sanitize the gap, and lay a clean waterproof bead. Kitchen, bath, around the tub, or anywhere an old seal has started letting water through.
Lighting & Ceiling Fans
Ceiling Fan Assembly and Hanging
Balance and mount a new fan to an existing fan-rated ceiling box, up to 14 feet. No rough-in wiring — the box needs to already be there.
Light Fixture Replacement
Replace a standard ceiling or wall light fixture on a pre-existing, working junction box, up to 10 feet. Bring me the fixture; I'll hang it level and clean.
Bathroom Vanity Light Replacement
Swap the light fixture over your vanity. Pre-existing junction box only — no new electrical.
Smoke Alarm Replacement
Battery-operated swap or direct replacement of standard hardwired units. Best bundled with other tasks so the trip earns its keep.
Appliance Installation
Under Cabinet Range Hood Swap
Direct replacement of your range hood into the existing electrical outlet and vent duct. No new ducting or wiring.
Over Range Microwave Mounting
Remove the old unit, anchor the factory bracket securely to studs, and hang the new one. Existing plug-in only.
Mounting, Hanging & Assembly
TV Wall Mounting
Secure bracket mount on drywall or wood studs, up to 55-inch screens. No in-wall wire routing — I'll hang it level and you handle the cable management how you like.
Medicine Cabinet Mounting
Surface-mount install over the vanity. Recessed cabinets that need stud-cutting are out of scope.
Wall Shelf Installation
Floating shelves or track systems, leveled and anchored into wall studs. Whatever you're putting on it, it'll hold.
Wall Art and Decor Hanging
Heavy mirrors, large art, small wall galleries — precisely leveled and anchored. Bring me the art and the wall, I handle the rest.
Flat Pack Furniture Assembly
Out-of-the-box build and setup for wardrobes, desks, tables, and the rest. Priced by expected assembly time rather than a flat rate.
Cabinet Installation
Kitchen or bath cabinet boxes installed and leveled. Custom-bid only — every layout is different. Send me what you've got and I'll quote each box individually.

Smart Keypad Lock Install
Install a smart keypad lock on a pre-bored door — direct hardware swap, app setup included.
Deadbolt Replacement
Standard deadbolt or entry lock swap on a pre-bored door. Bring me the lock and I'll have it installed and tested in one visit.
Cabinet Hardware Installation
Drilling and template-mounting knobs or pulls to your existing cabinet doors. Priced per piece, so you only pay for what you actually have.
Window Dressings
Curtain Rod Mounting
Brackets secured into studs or heavy anchors so the rod actually holds when the curtains close. Structural framing not included.
Window Blind Mounting
Mounting blinds into the window frame or wall — bring me the blinds and I'll get them level and operating clean.
Smart Home
Smart Doorbell Install
Exterior mounting and basic app sync. Battery-powered or existing chime wiring only — no new electrical runs.
Wireless Camera Installation
Exterior mounting and basic app sync for wireless security cameras. Battery-powered units only — no new electrical or hardwired runs.
Property Maintenance
Gutter Clearing
Clear debris from your seamless gutters and flush the downspouts so they actually drain. Single-story homes only.
Surface Painting
Small accent walls or trim work, custom-bid only. Pricing depends on size, masking, and prep — tell me the wall and I'll come look.
Window Screen Re-mesh
Remove the old spline and mesh, re-mesh your standard window frames (up to 3×4 ft) with fresh fiberglass. Bundle multiple screens during the same visit and the per-screen rate drops.
Sliding Patio Screen Door Re-mesh
Re-mesh large-format sliding screen doors, including replacing worn frame rollers if you supply them.
